A lease agreement for a specific and definite period of time is a tenancy for years. Such agreements are usually more than one year and are generally reduced to writing. The time may actually be for one month or more than a year. A written lease for one month creates an estate or tenancy for years to the same affect as a lease for 99 years. In both cases, the time of occupancy and use is definite. The tenant is required to vacate the property and return possession to the landlord at the end of the term without further notice being required.
