A Special Warranty Deed contains a single
covenant stating that title has not been impaired, except as noted, by any act
of the Grantor, (Seller) which is a covenant against the Grantor’s
actions. The Grantor has
liability only if the Grantee’s estate is disturbed by a claim arising
from or due to some act of the Grantor.
A Special Warranty Deed assures the Grantee much less
protection than does a General Warranty Deed.
