Grantor (Seller), is the party by whom a sale is made or title of the demised
property is transferred by Deed. A Grantee
(Buyer), is the party to whom title to the demised is conveyed.
The conveyance must be from a competent Grantor to a Grantee capable of holding title. The rules of contracts usually apply in determining whether a Grantor is competent to convey title.
