A General Warranty Deed, typically the most
common of conveyance instruments, provides a Grantee (Buyer) the most complete set
of assurances of title a Grantor can convey.
The Grantor (Seller) covenants or warrants the condition of title, or
marketable title, to be free and clear of all encumbrances, except as
stipulated, and if necessary, to protect the Grantee against all claimants,
origination notwithstanding.
