Quiet
enjoyment is defined as a covenant specifically made by a Landlord or Grantor,
and set forth under a conveying instrument. The covenant, usually set
forth under Deeds, Leases and other conveying instruments, including that of a
Warranty Deed, and set to writing on the part of a Grantor (Seller), or Lessor
(Landlord) promising that a Grantee
(Buyer) or Lessee (Tenant) shall enjoy possession of a premise in peace,
without disturbance, subject to limitations afforded by the conveying party
under the law.
